Newport Villa Buildings
The 70-acre hillside site features 41 buildings ranging from two to four stories. Each building is based on traditional Italian hill towns and villages. Balconies, roof overhangs, and terraces create an air of informality that is reflective of the casual lifestyle of a vacation resort. Sprawled over the rolling hillside the buildings create a Mediterranean-style village characterized by stone finished, sculpted plaster detailing and Spanish clay tile roofs.
Most buildings have elevators and self-serve bellman luggage carts available. There is an ice machine in each building and an area to drop off trash.
There are many conveniently located gas grills and patios by all buildings throughout the property. Billed as a smoke free property, there is smoking allowed in several designated outside areas throughout the resort.

Best Time to Visit Newport Coast
The summer months are easily the most popular times to visit Newport Coast because the weather is at its warmest of the year and the ocean is comfortable for swimming.
Year-round the weather is considered mild, but the Newport Coast can have more inclement weather from the cold ocean waters and cloudy days. Cloudy skies in the morning can be the norm until the they burn off throughout the day. June can sometimes bring overcast days, which locals refer to as the “June Gloom.”
The best time to visit Newport Coast is from July through September. Both the ocean water and weather are warmer.
Both the spring and the fall bring far fewer visitors to the area than the summer months, but travelers can still enjoy average daytime temps of 70 degrees or higher.
From Halloween to Christmas there are many holiday events, festive theme parks, boat parades and parties – and lights galore. Winter weather ranges from the low 40s to the 60s.
John Wayne and Long Beach are the nearest and very easy airports to get in and out of. Los Angeles (LAX) and San Diego (SAN) airports are further away, more difficult to get in and out of but may offer more direct and cheaper flights.
Local Airports (closest first):

Off Resort Activities & Things to Do Nearby
There’s no shortage of things to do around Newport Coast. Newport Beach is a great place for shopping, dining, the beach and water activity. You can walk all the way around Balboa Island while enjoying views of the yacht harbor and eating a famous Balboa Bar. From the island, take the ferry to Balboa Peninsula and enjoy the Balboa Fun Zone and surf.
Nearby Laguna Beach is famous for its beaches, tidepools, artists, art galleries, and art festivals.
Plan a day trip to drive along the Pacific Coast Highway (PCH) or head for the surf at Newport Beach, Huntington Beach or Laguna Beach. For water activity consider a dolphin and whale-watching boat trip, Duffy Boat rental, paddle boarding or surf lessons.
In season, don’t miss the summer Newport Beach Boat Parade, Pageant of the Masters, winter/spring whale watching, US Open, Orange County Fair and the winter/summer Sawdust Art Festival. There is a limitless array of outdoor activities, including golf, tennis, hiking and bicycling. Spend an afternoon at Fashion Island and South Coast Plaza for luxury shopping, dining and entertainment.
For those who are searching for restaurant options, you have plenty to choose from within just 10 miles of the property and even more beyond. The Crystal Cove Shopping Center is a mile away and features posh restaurants like Maestro’s, Javier’s, A Crystal Cove, and Marché Moderne. Nearby Corona Del Mar, Newport Beach and Laguna Beach offer up a multitude of dining options.
Crystal Cove State Park & Beach is less than a mile from MNV and the closest beach. Crystal Cove offers pristine beaches, tidepools, 18 miles of trails to hike. The ocean front Beachcomber restaurant is a great spot for breakfast where the kids can swim and play at the beach.
Corona del Mar State Beach is also a close by beach that is great for families with paid parking, usually gentle waves and food and bathroom amenities. Laguna Beach is the next closest beach with many small beach areas to explore.
Disneyland & Other Theme Parks
The Newport Villas is an awesome resort as a base for Disneyland, Legoland, Universal Studios, and other theme parks. There is no free shuttle service to Disneyland but from the Marriot Newport Villas to Disneyland it is only about a 30 minute drive (17 miles). You’re closer to San Diego, about hour and a half, from Newport so reaching the theme parks down there is easier as well.
Did you know in 1995 Walt Disney Co. announced a Disney Vacation Club at this exact location? Unfortunately for Disney lovers, several years later Disney cancelled the plans and sold the land on what is now the Marriott Newport Villas resort.
